I think you are misunderstand about Themes of OS Property. I will explain more details for you.
First off all, OS Property is Joomla extension, as other extensions, it can be installe into a Joomla site with existing templates. You can setup menu to layouts of extension to show data at front-end. In this case, OS Property doesn't include any Joomla template in the package.
Second, Themes in OS Property are the different style of Properties Listing and Property Details page. You can read about Themes management here:

and on demo site:http://osproperty.ext4joomla.com/ you can launch the menu: OS Property Menu layouts > Property Listing layout and see properties in different themes.
You will see, in different themes, the template (of demo site) is the same because the OSP Themes only effect to main content of Joomla site. It even doesn't effect to modules on your Joomla site too.
Third, some customers (maybe like you) have problem in setting up OS Property, no worry, we have designed some Joomla real estate templates. They were designed to work with OS Property extension.
