Please tell me if I can in any way create a filter (according to the criterion: Property types) when displaying the module OS-Property Category Menu
even how to configure the module to display only specific categories?

Unfortunately, OS Property doesn't have feature to create a filter between Property types and "Categories menu" module.
But OS Property has the layout (Properties listing layout) where you can use to list properties of Property types and Categories.
