Search Slow - more than 30 seconds to list

I have around 2000 properties and expect to increase this to around 10,000 but when I do even a simple Search based on Price Range it takes a minimum of 30 seconds and if I add other parameters can take up to 2 minutes to show the list.

I have looked at my server and Im only using 30% of my bandwidth for main server and Mysql so dont know how to increase speed.

I already have show states/cities that have properties set to NO.
I also switched on Conservative Caching in Joomla.

Any ideas?

Hi Mick,
If your properties have enough States/ Cities values, we can make the change to reduce the DB Tables join queries to reduce searching time.
